Reason for the decision:

In the opinion of the Local Planning Authority, the evidence submitted by the applicant has conclusively demonstrated that re-use of the existing building is neither physically nor financially sustainable. Therefore it has been clearly demonstrated that there are reasons for the development which outweigh the need to safeguard the locally listed building. The proposal therefore complies with Policy BE13 (Buildings of Local Interest) of the Borough of Crewe and Nantwich Replacement Local Plan 2011. The proposal would also accord with Policies BE.1 (Amenity),BE.2 (Design Standards), BE.3 (Access and Parking), BE.4 (Drainage, Utilities and Resources), BE.5 (Infrastructure), TRAN.1 (Public Transport), TRAN.3 (Pedestrians), TRAN.4 (Access for the Disabled), TRAN.5 (Provision for Cyclists), TRAN.6 (Cycle Routes), TRAN.9 (Car Parking Standards), S.10 (Major Shopping Proposals), S.9 (Nantwich Road) of the Borough of Crewe and Nantwich Replacement Local Plan 2011 and that it would not materially harm the character or appearance of the area or the privacy and living conditions of neighbouring occupiers and would be acceptable in terms of highway safety.
