That application 25/1584FUL be APPROVED subject to S106 Agreement to secure the following;

3. Prior to occupation the proposed pedestrian and cycle link between Knutsford Road and Dixon Drive be implemented and available for public use including details of improvement works to Dixon Drive underpass

4. Details of external facing materials including surfacing to be submitted

5. Landscaping scheme to be submitted including details of SuDS features and sculptural art

6. Implementation of landscaping scheme

7. Provision of electric vehicle infrastructure (charging points) at each property with private off-road parking prior to first occupation

8. Construction Environmental Management Plan submitted, approved and implemented

9. Scheme of Piling works / floor floating operations to be submitted, approved and implemented

10. Submission of a contaminated land survey

11. Remediation of contaminated land

12. Submission of soil verification report prior to first occupation of units to which they relate

13. Dust control scheme to be submitted, approved and implemented

33. At least 30% of the dwellings in housing developments should comply with the requirements of M4(2) Category 2 of the Building Regulations regarding accessible and adaptable dwellings.

34. At least 6% of the dwellings in housing developments should comply with the requirement m4 (3)(2)(a) Category 3 of the Building Regulations regarding wheelchair adaptable dwellings.

35. Prior to the commencement of development the consented development is to be entered into Natural England’s District Licensing Scheme for Great Crested Newts.

 

In the event of any changes being needed to the wording of the Committee’s decision (such as to delete, vary or add conditions /informatives /planning obligations or reasons for approval/refusal) prior to the decision being issued, the Head of Planning has delegated authority to do so in consultation with the Chairman of the Strategic Planning Committee, provided that the changes do not exceed the substantive nature of the Committee’s decision.
